Every business you find advertised is being looked at by everyone else at the same time. We work the other way around. You tell us what you are after, and we go looking for it, starting with what is listed and moving on to owners who have not said a word to anyone.
Restaurant Broker Spain is built on Krogarna.se, a hospitality network of around 13 000 contacts. That is the reason those conversations happen at all. And somewhere in the six months you come over for two days, which is where most buyers finally understand what they are buying.
The two days you spend here are the part most buyers remember
They are not viewings squeezed in between other appointments. Everything is booked in advance, the documentation is printed and waiting, and you have a broker with you from morning to evening.
We start in a meeting room with a couple of hours on the things nobody explains properly online. NIE, company formation, licence transfer, and what a Spanish lease actually commits you to. Then we go out and see four to six businesses, each one with figures, lease terms and our own assessment on paper, and our lawyer joins us before you leave.

The questions buyers usually ask before they commit
What happens to the 1 000 EUR if I buy?
It comes straight off our commission. Buy a business through us within twelve months of starting the mandate and the program has cost you nothing, whether the business is 80 000 or 400 000 EUR. There is no version of this where you pay twice.
And if I never find the right business?
Then you have spent 1 000 EUR to find that out with someone who knows the market, instead of finding it out after signing a lease. Six months of looking properly changes what you know. You will have seen what businesses here really cost, understood what a Spanish lease commits you to, and learned the difference between a traspaso and a freehold in practice rather than in theory. Walking away from the wrong restaurant is worth a great deal more than a thousand euros.
The seller pays your commission, so why am I paying anything?
Because searching for six months is real work, and because the fee keeps us honest with our time. It also means we only take on buyers who are serious, which is exactly what you want from the person searching on your behalf. When a sale completes the seller pays us a commission, as is standard in Spain, and we would rather tell you that now than let you find out later.
How do I know if I am ready for this?
The program suits buyers who plan to acquire within the next six to twelve months and have financing in place or clearly identified. If you are earlier than that, ask us about a business already on the site instead. That costs nothing and it is a good way to start.
What if the region I want is not on your list?
Ask us anyway. We work across the Costa del Sol, the Canary Islands, Valencia and Mallorca because that is where we have partners on the ground, and we are adding regions as that network grows. If we cannot cover yours properly we will say so rather than take the mandate.
Do I need an NIE or a Spanish company before I start?
No. Most buyers arrive with neither, which is why the two days here begin with a session on exactly that. NIE, company formation, autonomo against SL and licence transfer are all things we walk you through, and our lawyer and gestoría handle the paperwork when you get to that stage.
